Dear Peter,

As you know, the sale of Unit 6, 67 Livingstone St Ivanhoe was finalized on July 4 2008.  For me, this brings to an end 25 years of experiences of Bodies Corporate for 7 properties and many more Body Corporate Managers.

Except for your management of the above named property, these have ranged from very poor to adequate.  Your management cannot be compared with any of these.  In statistical terms, yours must be described as 'an outlier'.  That is, it cannot be considered with the totality of the others in coming to an average or norm.

Qualities of your management which lead me to this conclusion include:

• thorough communication and availability,
• sound knowledge of the legal aspects of your role with helpful advice to the Body Corporate members,
• the efficient and effective conduct of meeting with prompt pre and post notices and minutes.

These qualities of themselves make for very good management, but which in totality have not been present within the other managements mentioned above.  However, besides these qualities, you have added a personal dimension which has comprised:

• the consideration of problems of the individual members.
• the relationships among these members,
• always seeing the responsibility of your role as looking after the needs of the group as a whole.

In conclusion may I ask that you pass on my best wishes to the other owners and yourself as well as thanking you for your dedicated work with 67 Livingstone St.  It has been a please to work with you.
